Position Title: Manager of Planning and Entitlements

Job Description: The Manager of Planning and Entitlements is a position that will be working to support the Director of Planning and Entitlements in conducting research, analyses, site planning, management of various planning and zoning processes for specific projects in development. The position will also assist in developing reports for internal project review and determination of project feasibility. The person in this position is expected to be a creative problem solver, critical thinker, and insightful analyzer. These skills aid in the evaluation of a project for development and the management of a project from start to finish. In its supporting role of the development activities of the company, this position requires interaction with various consultants, engineers, architects, governmental representatives, contractors, and Development Associates as necessary to keep each on task for successful project roll out. 

Key Job Duties and Responsibilities
• Provide support to various Development Associates and development team members as directed
• Research site costs (i.e. impact fees, building permits, insurance, tax implication, etc.)
• Solicit and analyze predevelopment proposals (i.e. environmental, geo-tech, survey, engineering, architecture, signage, etc.)
• Research ownership of property, utility information “will serve” verification, local/regional zoning codes & restrictions, approval procedures of governing authorities having jurisdiction, etc.
• Work with development team members to finalize project specific development costs and preliminary predevelopment/development schedules
• Photograph sites, buildings, properties as required
• Field verification of existing structures, utility services and infrastructure improvements as required
• Ensure the delivery of excellent client service consistent with Thomas English Retail Real Estate standards
• Other duties as assigned

Skills Required: Experience and Skill Requirements
• A minimum bachelor’s degree or equivalent, ideally specializing in Civil Engineering, Landscape Architecture, or Urban Planning
• Self-starter and thorough thinker with a keen attention to detail and accuracy
• Excellent organizational, time management, and planning skills
• Experience with AutoCAD, Microsoft Excel, Microsoft Project, Adobe Creative Suite, and Google Sketch-Up
• Strong written and verbal communication skills
• Proven analytical skills, critical thinking, and problem analysis
• Stress tolerance to manage multiple tasks across various projects simultaneously
• Willingness and ability to travel as required

Year's of Experience: Minimum bachelor’s degree or equivalent, ideally specializing in Civil Engineering, Landscape Architecture, or Urban Planning

City: Indianapolis, IN

Travel Required: Mild-Moderate travel may be required

Compensation: Negotiable
